We use the median rather than the arithmetic mean: a few very expensive apartments barely move the median but pull the mean up. These are asking prices from listings. What buyers pay after bargaining does not show up in listings. More in our methodology.
A note on counting rooms: in Tashkent listings the living room counts as a room, so a 2-room apartment usually has one bedroom.

Where many large apartments are for sale, the median price is high even if the square meter is not the most expensive. The most listings are in Mirzo Ulugbek: 5,111. The fewest are in Bektemir: 414. New build or resale: where the gap is bigger
Across the city, a square meter in a new build costs $1,611 and in resale $1,279. New builds make up 48% of listings.
New builds are furthest above resale in Shaykhantakhur: $3,114 against $1,330 per m². The gap is smallest in Uchtepa: +4%. Every district is covered in New build or resale.

Divide a budget by the median price per square meter in each district, and you get the area it buys on average. It is a guide, not a price list: the floor, the building and the finish change the price of a specific apartment.

How many listings and where they come from
UyScan collects apartment sale listings from OLX and uybor. Right now there are 49,762 listings active in Tashkent districts. Of these, 17,191 turned out to be copies: several agencies list the same apartment, or the seller posts it again and again. That is 35% of all listings.
After merging copies and cleaning, 29,009 apartments remain: 27,673 from OLX and 1,336 from uybor. Private sellers, as marked by the platforms, account for 31% of apartments; agencies and developers account for the remaining 69%. How we find copies and junk such as a down payment shown as the price is explained in Price or down payment.
How we calculated
- Each apartment is counted once, even if it has several listings. From a group of copies we keep the listing with the lowest price.
- We calculate the price per square meter for apartments of 15 m² or more.
- We leave out prices below $8,000 and square meters cheaper than $400 or pricier than $15,000: that is usually a down payment, a typo or a price per square meter instead of the full price.
- The district comes from the listing. OLX does not list Yangihayot district separately, so it is not in the data.
