Price or down payment: how to read apartment listings in Tashkent
Instead of the apartment price, a listing may show a first installment, a price per square meter or even a rental. Here is how UyScan spots them and why only 29,009 apartments remain of 49,762 listings.
In short
- Of 49,762 listings, 17,191 turned out to be copies of the same apartments: 35%.
- We leave out any square meter cheaper than $400: even in Bektemir the median is $1,000 per m². Behind such a price there is usually a down payment, a typo or a price per square meter.
- Rentals posted in the sale section and apartments in towns of the region, such as Chirchiq or Nurafshon, are removed before counting.
A seller writes the listing, and the number in the price field is not always the price of the apartment. Sometimes it is the first installment, sometimes the price per square meter, sometimes a rental posted in the sale section. And the same apartment can appear in several listings at once, from different agencies and from the seller.
Every morning UyScan collects OLX and uybor listings and sorts them out before counting anything. Here is what happened to the listings as of 20 September 2026:

Below is each case: how to spot it yourself and what UyScan does.
A down payment instead of the price
Developers and agencies sometimes put the first installment of a payment plan or a mortgage in the price field. Such a listing lands among the cheapest and collects views, while the full price is hidden in the description or not given at all.
How to spot it. Divide the price by the area. If a square meter comes out noticeably cheaper than in the city's most affordable district (Bektemir: $1,000 per m²), it is most likely not the price of the apartment. Look in the description for words such as «взнос» (down payment), «рассрочка» (installments), «ипотека» (mortgage) or «boʻlib toʻlash».
What UyScan does. If the price per square meter looks suspiciously low, we look for a full price in the description next to words like «всего», «итого» or «jami» (total). We use the price we find, but still flag the listing for checking. Flagged listings stay out of both the statistics and UyScan search.
A price per square meter instead of the full price
It also works the other way round: the price field holds the price per square meter. No apartment sells for that amount, but it is an ordinary number for a square meter.
How to spot it. The price is far too low for an apartment, but multiplied by the area it gives a plausible sum.
What UyScan does. If the price is lower than an apartment could cost and the area is given, we multiply the price by the area. Without an area, the listing is not counted.
Rentals in the sale section
Some rental listings end up in the sale section. They give themselves away with a small sum and words like «аренда», «сдаётся», «в месяц», «ijara» or «oyiga» (rent, per month).
What UyScan does. Removes them before counting.
Apartments outside Tashkent
The Tashkent section on listing sites includes apartments in towns of the region: Chirchiq, Nurafshon, Zangiota, Qibray, Yangiyul and others. A buyer looking in Tashkent usually does not need them.
What UyScan does. If a town of the region is mentioned in the title or the start of the description, we flag the listing and do not count it. In addition, only apartments with a stated district count: one of Tashkent's 11 districts.
One apartment, several listings
This is not even a mistake: several agencies sell the same apartment, and sellers repost listings to push them up. As of 20 September 2026, copies make up 35% of all listings.
UyScan treats listings as copies of one apartment if:
- they share the same photo;
- the phone number, area and price match;
- the district, area, floor, number of floors, rooms and price all match.
From a group of copies we show one card with the lowest price. If one photo appears on a great many listings, it is an agency placeholder, and we do not treat it as a sign of a copy.
What a listing needs for us to count it
- Price of at least $8,000
- Area of at least 15 m²
- Price per m² between $400 and $15,000
- The district is stated and is one of Tashkent's 11 districts
- The listing is active, is not a copy and is not flagged as suspicious: a down payment instead of the price, a rental or an address outside Tashkent
How to check a listing yourself
- Divide the price by the area and compare it with the median price per square meter in the district. The medians for every district are on the apartments by district pages.
- Read the first lines of the description: down payments and installments are usually mentioned there.
- Check the floor and the number of floors. "Floor 1 of 1" usually means a private house listed as an apartment.
- Find the same apartment from other sellers by its photos. If the prices differ, ask which one is current.
- Ask the seller for the full price in writing: with finishing, without installments or discounts.
